A huge share of Boca housing sits inside golf and country-club communities built from the late seventies through the nineties. Boca Del Mar, Boca West, Broken Sound, Woodfield and the villa neighborhoods around them are full of units where the original flooring has been in place since the original owner.

The pattern is consistent: 12-inch or 16-inch tile through the main areas laid on the diagonal, carpet in the bedrooms, and a kitchen floor that is a different material again. It reads dated mostly because of the tile size and the diagonal layout, not because it is worn out.

Two ways people fix that. Large-format porcelain through the main areas kills most of the grout lines and modernizes the whole plan, which is a several-day job and worth it. Or one wide vinyl plank floor running continuously through the entire unit, which reads warmer, is quieter, and goes in far faster. Our Boca record on this is a 1,300 square foot install that took four days: skin-coat leveling over the old tile, laminate removal, and the baseboard taken off and put back. The full project record.

Nearly all of these communities have architectural or renovation guidelines, and any unit above the ground floor will normally carry a sound-underlayment requirement with a minimum rated value. Old Floresta, Boca Villas, the Golden Triangle

East of Federal the housing changes character: Old Floresta and its 1920s Mizner-era houses, the post-war streets of Boca Villas and the Golden Triangle, and the estate homes near the Intracoastal.

This is where most of our hardwood work happens. The architecture supports it, the rooms are large enough to carry a wide plank, and homeowners here generally want real wood rather than a wood-look.

In this climate that means engineered hardwood, not solid. The slab gets moisture-tested rather than eyeballed, the material acclimates in the house before anything goes down, and the flatness gets corrected first, because glue-down engineered wood is unforgiving of a slab that dips. It takes longer than a vinyl job. We say so before you sign rather than after.

White oak in a matte or wire-brushed finish does particularly well here. It handles a light, coastal palette without going orange, and matte hides the sand that comes in from the beach and the golf course.

The thing people forget

Flooring for Seasonal Homes in Boca Raton

Boca has a lot of second homes, and a house closed up from May to November with the AC set high or off is the single hardest condition you can put a wood floor in. Humidity climbs, the wood takes it on, and the floor moves.

If your home is seasonal, say so at the estimate. It is genuinely one of the most useful things you can tell us, and it changes the recommendation. Engineered construction over solid, tighter attention to the moisture barrier, and in some cases a steer toward rigid-core vinyl, which does not respond to humidity at all.

Same goes for a rental. If a unit turns over between tenants, install speed matters more than it does in an owner-occupied house, and a vinyl floor that goes in over a day or two rather than a week is worth real money in avoided vacancy.
