What the city is built of

Coral Springs Homes and Their Original Floors

Coral Springs went up mostly between the mid-seventies and the late nineties, and it shows in the housing. Ramblewood, Maplewood, Forest Hills, Cypress Run, Kensington, Coral Creek, Eagle Trace, Turtle Run and the neighborhoods off Riverside and Coral Ridge Drive were largely delivered in waves, which means whole streets have the same original floor.

That original floor is now old enough that everybody on the block is replacing it around the same time. The floor we pull out most often here is a light beige or pink-toned 12-inch tile through the living areas, usually laid on the diagonal, with bedroom carpet flattened along the traffic path.

What we do most here

Whole-House Vinyl Plank in Coral Springs

The most common Coral Springs job is straightforward. Pull everything from the main living areas, run one continuous vinyl plank floor through the whole house, and either keep or replace the bedroom carpet.

Single-story, no stairs, an open plan and a slab underneath is the fastest condition we install in. A 900 square foot job on our record ran two days: carpet out, Blue Armor vinyl in, new quarter round on. More jobs with the numbers attached. A full 2,000 square foot house is normally three days. Smaller scopes finish in a single day.

The tile tear-out is the variable. Ceramic on a slab comes up with more effort and much more dust than carpet does, and it can add time. Our estimator will tell you what your specific floor is going to do while standing on it.

Some houses here can skip the tear-out entirely. If the existing tile is flat, well bonded, and the added height works at the front door and the sliders, a floating rigid-core floor can go straight over it. That saves a day and a lot of dust. It only works sometimes, and it is not something anyone can determine over the phone.

How these houses actually get used

Durable Flooring for Kids, Pets and Pool Traffic

Coral Springs is a family town, and the flooring decision here is usually about durability more than anything else. Two dogs, three kids, a slider to the pool that opens fifty times on a Saturday, and sand coming in on everybody's feet.

Two things worth raising at the estimate. The wear layer on a vinyl plank is the number that decides how long it looks new, and it is the spec most people have never heard of. Thin is fine in a guest room and wrong in a hallway. The finish matters too: matte and low-sheen hide footprints and dust in a way a high-gloss floor never will.

Ask about both when someone comes out. The person doing your measurement can tell you which spec belongs in your hallway and which one is fine in the back bedroom, and the vinyl page explains what those numbers mean before anyone arrives.

Worth sorting out early

Working in Coral Springs HOA Communities

A large share of Coral Springs housing sits inside an HOA, and many of the newer communities are gated. For a single-family home, associations rarely govern what you put on the floor inside. What they do govern is the logistics: gate access for the crew, where the debris trailer can park, and in some communities the hours work is allowed to happen.

For the townhouse and condo neighborhoods, a unit above the ground floor will normally require a sound-rated underlayment. Bring the document to the estimate and we will price it in.
