The part that changes everything

Stair Flooring Installation in Parkland

If your house has stairs, that is the first thing our estimator will measure and the biggest single variable in your quote.

Every tread and every riser gets cut and wrapped individually, with a nosing that matches the plank running through the rest of the house. There is no shortcut and no way to speed it up with more people. A fourteen-step run adds roughly a day on its own, which is exactly why a Parkland whole-home job typically runs three to four days while a single-story house of the same square footage runs two.

We do a lot of custom stair work, and it is the part we are fussiest about. A nosing that does not sit flush, or a riser with a gap at the skirt, is at eye level every single time you walk up. It is the most-looked-at ten feet of floor in the house.

What Parkland is built of

Flooring for Large Two-Story Parkland Homes

Most of Parkland went up from the nineties onward, and it went up large. Heron Bay, Parkland Golf & Country Club, Parkland Bay, Ternbridge, Mayfair, Watercrest, Meadow Run and the newer gated communities off Loxahatchee and Trails End all built big. Three to five thousand square feet is normal. Two stories is normal. An open first floor is close to universal.

Pine Tree Estates is the exception and the oldest part of the city: acre-plus lots, older single-story houses, no sidewalks, and a completely different kind of floor plan.

Both are well past our 400 square foot minimum. A Parkland job is almost always a whole-home job. One recent local install of 1,600 square feet ran four days.

The material

Wide-Plank Vinyl for the First Floor

The standard Parkland job is one continuous vinyl plank floor running the entire first level, with carpet upstairs in the bedrooms and either carpet or wrapped plank on the stairs.

Wide planks suit these houses. The rooms are large, the ceilings are high, and a narrow board in a 22-foot great room looks busy. Continuity matters even more than usual here: when a first floor is genuinely open, every doorway where the flooring changes material breaks up the space, and running one floor through all of it is what makes a big house read as a big house.

The other common Parkland job is replacing builder-grade tile. Most homes here were delivered with a large-format tile through the main living areas, and it is usually in fine condition. People replace it because they want warmer, quieter and less grout, not because it failed. When the tile is flat and well bonded, a skin coat of leveling over the top can save a demolition day and a great deal of dust. That is a call our estimator makes standing on it.

Parkland is almost entirely HOA communities, and most of the newer ones are gated. Practically, that means three things for us.

Working hours and contractor rules

Several communities restrict when work can happen and where a debris trailer can sit. Worth checking before install day gets scheduled.

Interior flooring is rarely governed

For a single-family home the rules usually stop at the front door, but architectural guidelines vary and it costs nothing to check your community rules.
