Brickell, Edgewater, downtown
Nowhere else we work has this much of its housing stacked vertically, and the associations here hand us some of the most detailed flooring requirements we deal with anywhere.

For tower units, tile and luxury vinyl plank split most of the work. Tile suits the light and the architecture. Vinyl is quieter underfoot, easier on the sound requirement, and faster to install inside a restricted work window. A recent Miami job of 1,200 square feet in a tile-look vinyl took three days, and a 700 square foot vinyl job was done in one.
Westchester, Flagami, Kendall
West of the airport and down through Kendall, most of the housing is single-story concrete block from the fifties through the eighties. A lot of those houses have had two or three floors already: original terrazzo, then a tile job in the nineties, then carpet in a bedroom or two.
That layering is the thing to establish before anyone quotes a number. Tile over terrazzo can often stay and be covered. Two layers of tile already sitting an inch above the slab usually cannot, because the front door will not clear and the kitchen appliances will not slide back in.
So heights get checked at the doorways, the sliders and the dishwasher before anything is priced. That is exactly why we do not quote over the phone, and why the number comes at the in-home visit instead.

Shenandoah, Morningside, Little Havana
The Mediterranean-revival and mission houses in Shenandoah, Morningside and the older parts of Little Havana are a different job again. Some have original decorative tile that is worth preserving, and we will say so if we see it, even though that means a smaller job for us.
Where the original floor is gone, these houses take a wide-plank floor well. Rooms are generous, ceilings are high, and the light coming through the original window openings is nothing like what a store fixture puts out. That is a good reason to have the recommendation made in the room itself rather than over the phone.
Local conditions
Miami runs the warmest and most humid conditions in our territory, which affects two things.
Slab-on-grade construction plus a high water table means slabs here can push real moisture upward. Every hard-surface install needs the right vapor barrier or underlayment for the product, and wood needs the slab actually tested rather than eyeballed. More about wood floors in this climate.
A large number of Miami units sit closed up for months with the AC off or set high. That is the condition that destroys solid wood and stresses laminate. Tell us at the estimate if the place sits empty half the year. It genuinely changes what we would recommend.
