El Cid, Flamingo Park, Grandview Heights

Flooring for 1920s Homes in El Cid and Flamingo Park

El Cid, Flamingo Park and Grandview Heights hold some of the oldest housing in our whole service area, much of it Mediterranean revival and mission bungalows from the 1920s. Small rooms, arched openings, original baseboards, plaster walls, and floor plans that were added to at least once since.

Two things matter on these houses. First, the measurement. Nothing is square, the openings are narrow, and there are usually height changes where a porch or a Florida room got enclosed decades ago. That is a job for a laser measure in person, not a square footage taken off a listing.

Second, the transitions. In a house with this many doorways, where one floor stops and the next begins is a visible design decision rather than a detail. The person who comes out walks that with you and marks every one of them before the job gets priced.

On the historic districts themselves, review rules generally govern the exterior of the house rather than what you put down inside it. Still worth checking with the city if you are doing anything structural. Flooring alone usually is not.

The condos

West Palm Beach Condo Flooring Rules

The buildings along Flagler Drive and through downtown range from 1970s mid-rises to newer construction, and the older ones tend to have the tighter flooring policies. Above the ground floor you should assume a sound-rated underlayment is required, with a minimum IIC or STC value written into the association rules — the rating for how much footfall noise the floor passes down to the unit below — plus written approval before install day.

That is routine work for us. Bring the building flooring document to the estimate and we will quote the specified underlayment into the job rather than adding it later.

Inside these units, luxury vinyl plank does very well. It is quieter than tile under the sound requirement, warmer underfoot, and it installs inside the restricted work hours most of these buildings enforce. A typical two-bedroom is a one to two day install once the building has signed off.

The big communities

Flooring in Century Village and West of I-95

The housing west of I-95 is a different world: large planned communities, a lot of 55-plus housing, villas and low-rise condos built through the seventies and eighties, and newer single-family neighborhoods further out.

Century Village alone is thousands of units, and a lot of them still have the floor they were built with. Usually that means three different materials in four rooms, and a bathroom tile that stopped being made twenty years ago. Running one plank floor through the whole unit ends the patchwork. It also removes the raised threshold at every doorway, which in a 55-plus building is not a small thing.

These communities have their own association rules and their own working hours, and several require the crew to be cleared at a gate. Tell us the community at booking and we will handle it ahead of the appointment instead of sitting at a guardhouse.

Slab and season

Slab Moisture and Seasonal Homes in West Palm Beach

Everything here is slab-on-grade, so every install starts with checking flatness and getting the right moisture barrier down. Standard work, and the step that decides whether the floor is still tight in five years.

The seasonal factor is worth naming. A large share of West Palm homes and condos sit empty for months with the AC turned up or off entirely. That is the exact condition that opens gaps in solid wood and stresses a laminate core. If your place is seasonal, say so at the estimate. It changes what we would put on your floor, usually toward waterproof rigid-core vinyl, which does not care. More on wood in this climate.
