Oceanfront Condo Flooring Along A1A

Oceanfront and near-ocean condos take more abuse from the environment than anything else we work on. Sand comes in on feet and towels every single day. Salt air gets everywhere. Sliders stay open. Wet swimsuits get walked from the balcony to the bathroom.

Two things follow from that. Waterproof matters more here than anywhere: a rigid-core vinyl plank shrugs off what would eventually swell a laminate seam. And finish matters more here than anywhere, because sand is an abrasive and a high-gloss floor is going to show every bit of it. Matte, textured and mid-tone floors hide sand. Dark, glossy floors advertise it. That call is easier to make standing in your own unit than off a photograph, which is one more reason the visit happens at your place.

The buildings themselves have rules. Above the ground floor, expect a sound-rated underlayment requirement with a minimum IIC or STC number, which is just a measure of how much noise your floor sends into the unit below, and expect the association to want approval before install day. Older beachfront buildings tend to be the strictest and often restrict working hours and require the service elevator to be reserved. Send us the building flooring document when you book and we will price and plan to it. Tile gets the closest look of anything, because it transmits impact noise straight down.

Palm Aire, Cypress Bend, Leisureville

Replacing Original Floors in Palm Aire and Cypress Bend

The large condo and villa communities west of Federal — Palm Aire, Cypress Bend, Leisureville and the neighborhoods around them — hold thousands of units built through the seventies and eighties. A lot of them still have the original floor, or most of it. Kitchen vinyl that has started to curl, carpet with a path worn down the middle of it.

One plank floor through the whole unit is what works here. A floor that changes material at every doorway makes a small unit look smaller, and every one of those changes is a threshold to step over.

A typical two-bedroom unit is a one to two day install once the building has cleared the job. Two recent Pompano jobs: 1,100 square feet in two days, and 1,300 square feet with new baseboard, also two days. The job list has the scope on each one.

Cresthaven, Old Pompano, the Highlands

Flooring Over Terrazzo in Cresthaven and Old Pompano

Cresthaven, Old Pompano, Pompano Beach Highlands and Garden Isles all sit west of Federal, and they are mostly concrete block ranches from the fifties and sixties. Pull the carpet in one of these and there is a decent chance you will find terrazzo underneath.

That is usually good news. Terrazzo was poured flat and it is stuck to the slab, so in decent condition it is close to an ideal base to go over. No demolition, no dust, and a day saved.

The thing that decides it is the adhesive. Decades of carpet glue and tile mastic have to come off before a plank floor goes down over terrazzo, and how much work that is depends on what previous owners used. Our estimator will scrape a corner and tell you.
