Our own backyard
Ozzifloors runs out of Coconut Creek, which puts us a few minutes from most of the city and inside an easy drive of the rest of Broward. When someone here calls, we can usually get an estimator out quickly, and a signed job goes onto a crew schedule without a long drive on either end.
It also means we have been inside a lot of the housing here. Coconut Creek splits in two. Enormous 55-plus condo communities on one side, family neighborhoods built out through the eighties and nineties on the other. Nowhere else in Broward has quite that mix, and it is a fair sample of the wider service area we cover from here.
Wynmoor, the Township, Centura
Wynmoor Village and The Township are two of the largest residential communities in the city, and both are full of units where the original flooring is now decades old. The usual combination in one of these: builder tile in the living room, worn carpet in the bedrooms, and a kitchen vinyl sheet curling at the edges.
The usual answer is one continuous luxury vinyl plank floor running through the whole unit. It reads larger, it is warmer and quieter than tile, and it is slip resistant in a way that matters a great deal in a 55-plus community. In a typical two-bedroom condo that is a one to two day install. A 500 square foot job on our own record, old carpet out and new baseboard in, came in at a single day. See the published projects.
The thing to sort out before install day is the building flooring rules. Communities of this size almost always require a sound-rated underlayment beneath any hard flooring above the ground floor, and often written approval from the association before work starts. Bring the document to the estimate. We will quote the underlayment your building actually specifies rather than a generic one, and we will work to their approved hours and elevator rules.
Winston Park, Regency Lakes, Cocobay
Winston Park, Regency Lakes, Cocobay, Lyons Creek and the streets off Lyons and Sample are mostly single-family homes on slab. Late eighties through the two-thousands, and nearly all of them got the same floor: a light-toned tile through the main living areas and carpet in the bedrooms. Those floors are now thirty-odd years old, and the grout has stopped coming clean.
Two common jobs come out of that. One is large-format porcelain tile, either over the top or as a full tear-out and reset, which gets rid of most of the grout lines. The other, and the more popular one lately, is pulling everything and running wide vinyl plank through the entire house with carpet staying in the bedrooms.
A 1,800 to 2,400 square foot house here is comfortably past our 400 square foot minimum, and a single-story layout with no stairs is the fastest kind of job we do. Expect two to three days for a whole house of that size. The price comes at the in-home visit, off a real measurement rather than a square footage guessed from a listing.
